  Hi,

I wish to open a CBSE school in Chennai. But the price of land in Chennai is unapprocahble. The investment goes far beyod my expectations. It appears I require totally Rs.50 cropres to build a successful school. It is 10 times more than what I thought Do ou have any suggestion to help me achieve my dream.

You need to have minimum 2 acres which would cost you 2.5 crores in the suburbs of Chennai I guess such  lands might not be even DTCP approved. If approved by the Directorate of Town & Country Planning,  it would cost you even more. What perhaps  you can  do
is form a trust among your friends and raise enough funds first. Banks do not lend  money for buying land. Maybe after buying the land you could keep it as collateral to raise finance for construction. Whatever be the situation, such an attempt poses lot of risks. As one experienced in the past, I never recommend anyone to rush into building school s without adequate finanace on hand. Just start a play school and be happy with it as it is  governed by no strict licensing procedures yet. But, things could change in the future. If play school teachers start demanding more pay and if the Ministry of Education lays down conditions, even that is going to be a challenge.
Probably you are  aware that a number of Matriculation schools are already up for sale not being able to meet the current demands

A CBSE school within 1 acre + is not enough at all with the current trends. The  owner must mention the price and other details. We do not know whether he is a broker of owner
